Will your home remodel pay you back?

Will your home remodel pay you back?

When you buy a new house, it is tempting to jump in and spend all your money completely redoing the entire house in your style. Maybe you want to turn a small room into a walk-in closet for your master or you are planning to add a wet bar to your basement. It is a good idea, however, to consider whether or not you are adding home value with those projects. Chances are you won’t stay in this home for 30 years, and if you are planning to leave in the next five to ten years, you’ll want to be careful about what changes you make to the home. Here is what you need to know about remodelling your home to add value instead of losing it.

Number of rooms

The number of rooms does affect your home value a lot, but at a certain point, it doesn’t matter as much anymore. If you are going to cut a large room in half to make smaller once, you should know that a house that goes from 2 to 3 bedrooms adds a lot of value because a 3 bedroom home is more desireable to a larger amount of the population. A six bedroom home doesn’t increase value that much from a five bedroom home though. The same goes for removing rooms. If you want to drop from six to five rooms, it won’t really matter much. However, don’t even drop from 4 to 3 rooms and especially avoid dropping down to 2 or 1 rooms in your home. It will drop your home value significantly.

Kitchen and bathrooms a top priority

When updating a home, you are pretty safe making updates to the kitchens and bathrooms. Those rooms make up a lot of the value of your home, and having them updated will only increase the value of your home. And for your own sake, it is nice to have what you want in your bathrooms and kitchen.

Replace your windows

According to AOL Finance, replacing your windows is a good project if you are going to remodel your home for value. Not only does it help increase your home’s value, it will save you energy costs by helping protect your home from the outside temperatures. Many people won’t even buy a house with old windows, so you will increase the number of people willing to look at your home.

Bedrooms and living rooms

The best thing you can do for these rooms is a fresh paint job and installing baseboard heater covers to make the rooms feel fresh and clean. You will enjoy the change, and your future buyers won’t even notice some of the bad stuff if they feel comfortable with the appearance of the room. Pick neutral colors, and then use pops of color in your decorations to give the room the appearance you like.
